Port of Oakland's Board of Port Commissioners
voted Tuesday, September 4, 2001 to approve the sale of 2.6 acres
in the Oakland Business Park to Hensel Phelps. The parcel has dual
frontage on Hegenberger and Pardee Roads. Hensel Phelps Construction
Company presented the successful bid of $2 million for the land.
Hensel Phelps will be relocating its Northern California headquarters
from San Jose to Oakland. They intend to construct a signature
"Class A" office building of approximately 40-48,000
square feet on the site.

new Northern California headquarters in Oakland. Hensel Phelps
has a great track record of outstanding performance, having completed
well over $1 billion in design-build projects since 1985,"
said Phil Tagami, President of the Port of Oakland's Board of
Port Commissioners. Tagami added, "Hensel Phelps is indicative
of the kind of high-quality companies that are discovering Oakland
as a great place to do business."
Both the City of Oakland and the Port of Oakland are familiar
with Hensel Phelps Construction. Recently completed projects include
the City of Oakland Administration Buildings, Martin Luther King
Jr. Plaza, University of California Office of the President and
the Alameda County Recorder's Building. Hensel Phelps also has
a reputation as a good partner with the local community.
"A critical component of the Port's Commercial Real Estate
Division's restructure plan is to sell parcels within the Oakland
Business Park area to create funding for projects along the waterfront,"
said Port of Oakland's Director of Commercial Real Estate Omar
Benjamin. "The sale of the Hegenberger-Pardee parcel will
help finance part of the transformation of the waterfront from
Port-related industrial uses to a new urban waterfront, in accordance
with guidelines in the Estuary Plan."
The Estuary Plan is a conceptual blueprint for developers. After
substantial public input, it was adopted into the Oakland General
Plan in June 1999.

District Office to Oakland," said Jon Ball, Vice President
of Hensel Phelps Construction Company. "The Hegenberger site
will provide several unique advantages including close proximity
to the Oakland Airport and easy access to East Bay communities
where many of our employees already live. The site is also centrally
located near the majority of our construction projects here in
the Bay Area."
Hensel Phelps has an impressive record having worked with Fortune
500 companies, major retailers, government agencies and institutions,
hotels, real estate developers, airports, universities and transit
systems. The construction company has more than 60 years in the
design-build business. Last year Hensel Phelps was the tenth largest
general building contractor in the United States.
